We want to help receive the best return on your investment whilst also keeping as much of your own time to yourself. In doing so, we have three packages to offer, any of which can be tailor-made to your needs. These packages include and are not limited to:

Rent Collection Service

  • An initial visit to your property by an experienced lettings professional resulting in an accurate assessment and market appraisal of your property.
  • Advice on regulation and legal aspects of lettings.
  • Advice on strategic marketing to present your property including impartial advice on property presentation and refurbishments.
  • Prominent property display on property portals and our Website.
  • Social-media advertising.
  • Display prominent ‘To Let’ boards.
  • Accompanied viewings by a member of our experienced lettings team.
  • Credit and ID Checks of prospective Tenants.
  • Referencing of prospective Tenants.
  • Right to Rent Checks.
  • Drafting of Tenancy Agreement and relevant documentation.
  • Serve Tenant with compulsory Documentation (e.g EPC/Gas Cert/EICR/How to Rent).
  • Accompanied check in of Tenant(s) including Smoke/Co2 Alarm Check.
  • Reviewing property rents on an annual basis.
  • Remittance of rent payment straight to you (less commission).
  • Key Return at the end of the Tenancy.

£295 Initial Fee + 7.0% of rent for entire rental term.

Fully Managed Service

In addition to all of the provisions of our Rent Collection Service, the Fully Managed Service is intended to take care of everything, so that you can just get on with the rest of your busy life. Whilst we look after your empire, you watch the rent come in and know that your property is in safe hands:

  • Access to a 24 hour emergency helpline for your Tenant’s peace of mind.
  • Annual statement for you and / or your tax advisor, if requested.
  • Dedicated Property Management Team.
  • Key Holder.
  • Co-ordination with local reputable contractors for property maintenance at competitive prices.
  • Secure holding of your property float within our Client Money Protection account.
  • One-to-one meeting with a Director of the business to discuss your Property portfolio.
  • Arrange professional cleaning at check-in and check-out subject to Landlords instructions.
  • Arrange Inventory and Photographs subject to Landlords Instructions.
  • Ensure properties are fully compliant in accordance with all current legal safety obligations.
  • Arrangement of legal mandatory Certificates.
  • Scheduled bi-annually property visits with report by post or email, if requested.
  • Serving statutory legal notices for possession in accordance with the 1988 Housing Act and presentation of prescribed information as required.

£395 Initial Fee + 9.0% of rent for entire rental term.

Tenant Find Service

This service is ideal if you want to look after everything else yourself.

  • An initial visit to your property by an experienced lettings professional resulting in an accurate assessment and market appraisal of your property.
  • Fully photographed Inventory.
  • Display prominent ‘To Let’ board in accordance with Town & Country Planning Act 1990.
  • Prominent property display on property portals and our Website.
  • Social-media advertising.
  • Accompanied viewings by a member of our experienced lettings team.
  • Credit and ID Checks of prospective Tenants.
  • Referencing of prospective Tenants.
  • Right to Rent Checks.
  • Drafting of Tenancy Agreement and relevant documentation.
  • Serve Tenant with compulsory Documentation (e.g EPC/Gas Cert/EICR/How to Rent).
  • Accompanied check in of Tenant(s) including Smoke/Co2 Alarm Check.
  • Collection of first month’s rent and Security Deposit.
  • Update Tenant with rent payment method.
  • Advise Landlord on any issues.

£450 one off fee.
